We offer following services:
- Review the contract of sale for any special conditions and terms and advise you of your rights and obligations as party to the contract
- Complete and certify your Verification of Identity (VOI)
- Conduct various searches including title search, statutory authority searches and council searches
- Preparation of Form 1: If you are a Vendor (seller), you are under legal obligation to provide the Purchaser with Form 1disclosing all necessary information you are aware of in respect to the property
- Liaise with your bank in respect to loan or discharge of mortgage (if there is a mortgage registered on the title)
- Prepare Settlement Statement such statement of adjustment for rates, taxes and levies
- Settlement: Lodgement of transfer documents to LTO transferring of the title to the purchaser and payment of funds to the Vendor
- Post-settlement: we will notify relevant authorities and utilities of the change of the ownership change.
